When To Close on Your Raleigh Home

End of the Month? Beginning of the Month?

Whether you have your Raleigh home closing at the end of a month or at the beginning of a month really makes no monetary difference in the long run.

However, it can make a difference in the short run. Closing at the end of a month will reduce the amount of money you need to bring to your Raleigh closing.

Here's why:

If you close on May 27, your closing costs will include a pro-rated mortgage payment (not including principal) for the last few days of the month. It will also include pro-rated property taxes, any HOA fees, etc. Your first mortgage payment would then be due on July 1 for the month of June.

However, if you close on June 5, your closing costs will include a much larger pro-rated mortgage, tax and HOA payment for 22 days as opposed to only 4 days in the previous scenario. You would therefore need that much more money at closing. Your first mortgage payment would also be due on July 1 for the month of June.

So in the end, it all works out the same. It is just looking at whether coming up with more money at closing is an issue for you.
