Everything is Sizzling!

• Raleigh Closed Sales: July was slamming - Sales were up 6.3% over last year's sales. Buyers are buying!

• Average Raleigh Sales Price: July's average sales price rose again to 2.7% over last year's average price. The average sale price for a home in Raleigh is now at $288,069.

• Days On Market: The average days on the market continues to go down. We thought it hit bottom but continues down. It now stands at an average of 38 days. That's down over 22% from last year.

• Raleigh Active Listings: The total active listings is heads south by double digits. Listings are down almost 16% from last year at this time. The number of homes for sale in July of 2015 stood at 6,410 in Wake County.

Home Sales Hit High Marks

July was another month of record real estate. The showings in July were the second highest in our history. This is one of our strongest summers for Raleigh Real Estate.

Prices continued to move upwards. The Average Sales Price increased 6.7% over last year to $288,069. Days on Market continue down past what we thought would be the bottom. Days on Market are now down to 38 days. You give 2-3 weeks for Due Diligence and we are taking just a week or so on market before a sale.

We experienced a stronger than usual Summer Season. This strong momentum predicts a very strong Fall selling season. We expect the next few months to be stronger than last year. Interest rates are beginning to creep up but so far that has not impacted sales.

Interest rates remain very low although they are bouncing along a little higher than last year as rates slowly creep upward. Expectations remain that the Fed will begin raising interests rates later this year.

The Economy continues to improve, Almost all economic data points continue to slowly move upward to support improving real estate markets in Raleigh and across the nation.
