• Raleigh Closed Sales: October sales were looking good and up 5.1% over last year at this time.

• Average Raleigh Sales Price: October had an average sales price of $284,626. Prices continue upward with this 4% increase over last October's average price.

• Days On Market: The average days on market before a sale is at 43. That's down over 20% from last October!

• Raleigh Active Listings: The total active listings continues to fall OUCH. Listings are down almost 18% from last year. The number of homes for sale in October stand at 4,120 in Wake County.

October is beautiful here and people are still selling and buying homes. As we have said before fall and winter buyers are serious buyers. What that looks like here is - what's hot is hot and what's not is not. Homes that show and are priced well are going quickly. Homes that are not priced well or look shabby are floundering badly.

Buyers are looking to be in their new homes by the first of the year. They are not looking at 'fixer uppers' at this time of year. As a results a home either sells quickly or it will still be sitting there come Spring. The National Economy continues to slowly (very slowly) improve. Almost all economic data points continue to slowly grind upward continuing to support improving real estate markets across the nation. Interest rates are still historically low.
